Advanced Construction Method

When building Lucaya Gardens, there were two criteria that had to be met over and above all, quality and strength, both very important to the success of this build. Below is some specification information so that you can understand the measures taken to ensure that this building will withstand even the harshest weather that ‘mother nature’ can dish out.

  • 48 concrete piles 2’ into the bedrock

  • 18” concrete beams (as opposed to the standard 6”)

  • ICF (insulated concrete form) wall system, 2 1⁄2” of polystyrene inside and out filled with 6” of concrete

  • ICF floor system, 3” fibermesh concrete poured on top of 12” of polystyrene insulation with a formed reinforced concrete beam every 32” and 14 gauge steel joists every 16”

  • Hurricane specification windows and doors with multi point locking system

  • Steel stud framing to combat warping walls and insect damage

  • Very few flammable materials to prevent the chance of a fire

  • ICF reduces cost of cooling/warming the units

  • ICF proven to be good for asthma and allergy sufferers

Insight into Insulated Concrete Form (ICF)

ICF is a system of formwork which incorporates dry stacked interlocking polystyrene blocks, reinforced steel bars and concrete which is poured into the cavity (6” in this case) which creates a much stronger structure than a wood framed build. After concrete has cured the forms are left in place as this polystyrene barrier (inside and outside the concrete) acts as thermal and acoustic insulation for the building. Also each of the blocks has an ultra strong plastic ‘web’ fixing point at 6” intervals for attaching siding on the outside and drywall and fixtures and fittings internally.
